For starters, our Executive Director actually lives on campus and is part of the community’s daily life. Decisions are made close to home by people who know the residents, understand the culture, and care deeply about the future of The Seabrook.
As a single-site independent nonprofit community, The Seabrook is also guided by a board that includes residents themselves. The result is a place that feels more like a community treasure than a corporate operation.

A Community Rooted in Care, Connection, and Purpose.
Since opening in 1982, The Seabrook of Hilton Head has attracted people who see things a little differently and make smart decisions for the right reasons.
It was created in collaboration with the Fraser family (the visionaries behind Sea Pines) with a clear idea: protect the land first, and build a community that belongs within it. That’s why The Seabrook doesn’t feel like the larger, master planned communities on the island.
Set within a protected natural landscape of Spanish moss-draped oaks and tall Loblolly pines, winding lagoons, and native wildlife, The Seabrook feels less like a development and more like a place you discover.
From the beginning, it was established as a nonprofit, guided by people rather than profit. No distant corporate oversight. No layers of decision-making from somewhere else. Just a community that’s shaped, day to day, by the people who live and lead here.
Being locally led also means looking out for the people who make this community so special. The Seabrook Employee Emergency Fund provides frontline team members with vital financial support during times of personal need. Because taking care of people is a two-way street.
That vision continues today through The Seabrook Foundation Fund, established by our Board of Trustees to support our commitment to social responsibility and compassionate care. Through gifts of time, generosity, and dedication, members, families, and friends help ensure that The Seabrook remains a valued and vibrant part of the Hilton Head community.

But what stands out to me is the people here, both staff and residents. The staff is friendly, responsive, and very service-oriented. And the residents are warm and welcoming, especially to the newcomer. I’ve found it a great place to live.
Having lived here for almost 10 years, I can honestly say the staff is amazing. Extremely kind and caring. The residents care about each other’s health and well-being. The Grounds are beautiful. The activities are plentiful, there is something for everyone. I love my life here.
