Our Landscaping Is Just a Part of Nature.
Most Hilton Head retirement communities repeat the suburban sprawl many people wish to escape.
Manicured lawns, fences, sidewalks, cul-de-sacs, and identical standalone units all separate people from the natural world and serendipitous meetings. Why move to a community so vast that you have to drive to dinner?
In contrast, The Seabrook is socially intimate, walkable, and holistically connected. Covered walkways link residences to dining, wellness, and gathering spaces, creating a charming village within nature. When it rains, you are covered (literally). This enchanted locale was protected decades ago by the Fraser family to preserve wildlife and green space, and The Seabrook was intentionally designed to honor that commitment. As one resident put it, “It’s like living inside a park.”

Can You Really Walk to the Beach from The Seabrook? Yes, and So Much More…
Did you know The Seabrook is the only nonprofit community on Hilton Head that’s walkable to the beach? If you’ve ever been here during high season, you know how important that is. Fighting traffic and searching for parking when you long for the beach isn’t why people move here.
In about a 20-minute stroll from The Seabrook, you can walk to Coligny Beach Park or to the iconic Tiki Hut beach restaurant. Or go local at the Coligny Beach shops. Toes in the sand, margarita in hand, and live music playing your favorite song. Then comes the thought, “This is why I moved here.”
Best of all, The Seabrook is in the center of Hilton Head Island, creating easy access to everywhere you want to be. Enjoying the “South Island Style” of Hilton Head is the name of the game with a relaxed, nature-conscious Lowcountry aesthetic. Shop at Publix. Dine out at restaurants. Get a massage. Be near friends and family staying at nearby hotels. It’s all magically close to The Seabrook.
Meet Your Personal Forest Preserve.
You don’t need to travel to experience nature at The Seabrook, where Hilton Head’s most treasured natural sanctuaries are in your backyard. The lush beauty of the Sea Pines Forest Preserve unfolds in and around our community with miles of scenic walking trails, tranquil boardwalks, and winding paths beneath towering pines and moss-draped oaks. More than 200 species of birds live within the preserve, and herons nest along Lake Thomas. And speaking of magic, visit the 4,000-year-old Sea Pines Shell Ring, as old as the pyramids, which sits quietly within walking distance.
Welcome to Your New Favorite Restaurant.
Dining at The Seabrook is a longstanding part of community life. In partnership with the award-winning Restaura, the culinary experience features fresh, locally inspired menus, attentive hospitality, and welcoming dining spaces that make every meal feel special. More than simply great food, dining at The Seabrook brings people together, turning everyday moments around the table into one of the most enjoyable parts of life in the community.
Where Good Neighbors Are Also Great Friends.
The Seabrook community members aren’t renters, tourists, or guests. They are investors who bought into the community they believe in and have a personal stake in how well the community operates. As the only nonprofit 55+ community left on Hilton Head that doesn’t have outside corporate management running its operations, we are proud of the quality of life we co-create together.
The uncommon community culture at The Seabrook reflects the people who choose it. Retired nurses, professors, educators, business owners, artists, executives, and people from all walks of life call The Seabrook home. You’ll find a peer group of thoughtful, well-read individuals who value meaning, along with a fun cocktail culture and sunset beach walks.
Many residents participate in the University of South Carolina Beaufort’s Osher Lifelong Learning Institute (OLLI) courses, just minutes away. There are lecture series, discussions of current events, political forums, art shows, musical gatherings, and theatrical performances.

Lowcountry Water Sports, Court Sports, and Golf.
Hilton Head was made for people who like to move, and The Seabrook makes it easy to join in. Paddle the quiet Lowcountry waterways from your kayak, spend the morning on a nearby golf course, or meet friends for a friendly tennis or pickleball match. Coligny Beach Park and the iconic Harbour Town Lighthouse mean adventure is never far away. It’s one of the reasons so many residents move here: the island lifestyle simply has a way of pulling you outside and into the day. Book a dolphin cruise, explore museums, or head to the movies.

A Cultural Hub.
Hilton Head is a relaxed coastal town with a big city cultural scene. From performances by the Hilton Head Symphony Orchestra to exhibitions at the Art League of Hilton Head and the Coastal Discovery Museum, the island offers a steady rhythm of music, art, and learning. Outdoor choral concerts in the park, gallery openings, lecture series, and seasonal festivals create year-round opportunities to engage in and be inspired.
At The Seabrook, enjoying it all is refreshingly easy. We offer scheduled transportation to many of these events, so you can spend less time navigating traffic and parking and more time immersed in the experience. It’s one more way The Seabrook connects you to the island’s magic while keeping everyday life simple and enjoyable.

Testimonials
I have been with The Seabrook for almost 3 years, and my father was before me. The Seabrook is not just home to me but to many cherished residents. I am happy to be a part of the growth and community that is offered.
A family-like environment. Residents interact with each other. Staff are friendly and helpful. Dining is more than just food. It is an opportunity to join a table to enjoy the people while having a great meal. Whether you want to enjoy quiet time sitting at one of the gazebos or join a group is your decision. Access between the five resident buildings & the Seabrook House is an easy stroll along elevated covered walkways. A great place to call home.
My parents lived here for 7 years. Residents and staff are very kind and supportive of each other. It’s a wonderful place to retire to. There are many activities and opportunities to socialize. No one ever walks by without a friendly hello. The food is really good, a point of pride at The Seabrook.
I’ve been a resident here at The Seabrook for four months. It was one of the best decisions I’ve made. Dining options are all excellent. But what stands out to me is the people here, both staff and residents. The staff is friendly, responsive, and very service-oriented. And the residents are warm and welcoming, especially to the newcomer. I’ve found it a great place to live.
Having lived here for almost 10 years, I can honestly say the staff is amazing. Extremely kind and caring. The residents care about each other’s health and well-being. The Grounds are beautiful. The activities are plentiful, there is something for everyone. I love my life here.
